MovingMe (Lettings) Ltd work in partnership with MovingMe Ltd and are dedicated to delivering a pro-active service for landlords letting in Milton Keynes and surrounding areas by combining strategic marketing techniques and all the latest modern technology, to ensure properties are let quickly to the most suitable tenants.
We offer two services to our landlords at a very competitive and transparent fee structure.
Our managed service is 12% Inc VAT (10% +VAT) of the monthly rent achieved.
New tenancy setup is – £360 Inc VAT (£300 + VAT)
Our Tenant Find Service is £696 (Inc VAT)
An inventory of property condition can be arranged at a cost of between £75 to £150 exempt of VAT dependent on size of property and furnished or unfurnished.
Obtaining estimates and coordinating maintenance at 10% of cost of work over £500. Minimum £30 charge.
Duplication and testing of extra keys £25 Inc VAT plus costs.
Minimum Fee of £360 inc VAT in case of early termination.
We are also able to arrange Energy Performance Certificates (EPC) £45 exempt of VAT.
Legionella Risk Assessments £96 exempt of VAT.
Landlord Gas Safety certificates £85 exempt of VAT.
Electricity report £130 exempt of VAT.
Where landlords prefer to arrange these themselves no charge is made as long as the certificates are provided to us by the required date.

We will then match you with our database for suitable properties for you to view. We feel that it is wise to start looking about a month before you wish to move as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months. We regret that we cannot assist DSS claimants.
Viewings will be by appointment only and you will always be accompanied by a member of our staff who can give advice and answer any questions necessary.
Reserving a property
When you have viewed and decided on a property you will need to reserve it by paying our agency & referencing fee. (See fee section below)
If you fail the credit or referencing checks and the information given in your application was correct we will then refund all monies paid less £50 Inc VAT per applicant as administration costs.

MovingMe use Landlord Hub to carry out referencing. The process consists of:
Landlord Hub check for credit IVA’s, Bankruptcy order and CCJ’s. If you have any adverse credit it is important that you make us aware of it.
Landlord Hub will contact the landlord or agent of your current residence and obtain a reference from them.
Verification of Earnings
Landlord Hub will verify that you meet the financial rental obligations.
Rents & Deposits
Rents are quoted per calendar month and payable monthly in advance. The tenant is responsible for all utilities inc council tax, water rates, gas, electricity, TV services and telephone/internet costs.
All rents are payable by bank standing order to either our company bank account or the landlord direct if landlord is managing.
A security deposit will be required, usually a month and a half rent. This deposit will be treated in accordance with the ‘Tenancy Deposit Protection’ regulations.
You will be informed of which protection scheme is utilised.
The deposit is held to cover damage breakages and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
Any pets should be declared and will be subject to landlord approval. Where any pet is agreed an additional deposit (normally an extra half months rent) will need to be paid in additional to the normal deposit of one & half months. A pet agreement agreeing to pay for any additional damage cleaning and or other hygiene treatment will need to be signed by the tenant(s).
If contracts are to be renewed at the end of a tenancy period then a fee of £90 including VAT will be payable.
Additional administration fee
Additional administration fees will be incurred during the tenancy in the following instances:
- Should any remedial works be required to be carried out on your behalf to reinstate the property as per the inventory once you have vacated – £90.00 inc VAT is payable.
- Should a confirmed appointment be missed to start your tenancy or you are not ready to vacate at the confirmed appointment time – £45.00 inc VAT is payable for each missed appointment.
- Should an amendment be required to be made to the tenancy during the term – £180 inc VAT is payable.
- Should an agreement be made to terminate the tenancy early, an early release fee of £360 inc VAT is payable.
- Should rent payments be made late or required chasing – £60 inc VAT is payable.
RIGHT TO RENT: From 1st February 2016 all tenants will be asked to prove that they have the right to live and rent in the UK. For all British and EEA / EU passport holders we will need to see your original passport.
All non-EEA / EU passport holders will be asked to provide additional documentation and copies of VISA’s showing right to remain in the UK. The fee of £240 inclusive of VAT for verification of VISA documents will apply to all non EEA/EU applications in addition to our standard fees.
Please note that any applicant who holds a limited time visa will need to have their VISA’s re-checked under UK law every renewal or 12 months (whichever the sooner) when the VISA check fee will apply again in addition to any standard renewal charges.
